Quayside Isle Up for Grabs!
In a bold move that has everyone talking, City Developments Limited (CDL) has officially listed Quayside Isle @ Sentosa Cove for sale, asking for a stunning S$111 million! This unique waterfront mall, the only one in Sentosa Cove, comes with a price of S$2,515 per square foot (psf), as revealed by CDL's marketing partners, Knight Frank and CBRE.
A Strategic Move for CDL
CDL's chief investment officer, Gerald Yong, stated that this decision is part of their strategy to optimize their investment portfolio and recycle capital effectively. He emphasized, "The timing is perfect to realize its value, especially after our successful divestment of the W Singapore – Sentosa Cove and the encouraging response to our Quayside Collection residential sales."
Recent Sales Trends
In April this year, CDL sold 65 units of the upscale The Residences at W Singapore Sentosa Cove at an average price of S$1,780 psf, a sharp decline from the S$2,810 psf price seen in previous years.
CDL's Asset Divestment Goal Exceeded
Last year, CDL announced a goal to divest S$600 million worth of assets, which they have significantly surpassed following the sale of a 50.1% stake in their South Beach project for S$834.2 million. This massive sale showcases their efforts to reduce their gearing ratio.
Investors Take Note!
Quayside Isle boasts a remarkably high occupancy rate of over 90%, providing potential buyers with immediate income security and opportunities for rental growth and tenant upgrades, as highlighted by Michael Tay from CBRE.
A Tourist Hotspot
With Singapore welcoming 16.5 million tourists in 2024, and projections of up to 18.5 million by 2025, Quayside Isle stands to benefit immensely from the influx of visitors. The mall’s proximity to Sentosa’s thriving tourism landscape makes it an enticing investment.
Exciting Developments Ahead
The potential for growth is even more promising with landmark developments like RWS 2.0 and the Sentosa-Brani Master Plan underway, ensuring Quayside Isle is primed for continual rental and capital appreciation.
