Tampines Regional Centre Rejuvenation
As part of an extensive exhibition dedicated to showcasing current and future economic hubs in Singapore, URA highlighted plans to rejuvenate the Tampines Regional Centre, which has been a cornerstone of the area since its inception in 1992. The proposed developments include a mix of residential, commercial, and recreational spaces in a new project that will center around the existing Tampines Bus Interchange and MRT station.
Public Space Enhancement
Notably, URA aims to create a lively public space dubbed 'the heart of Tampines Regional Centre' to help facilitate seamless transfers between bus and rail services. Enhanced walkability will be prioritized with plans for sheltered pathways and underground passages, encouraging residents to explore nearby attractions like Our Tampines Hub and various parks.
Bishan Office Developments
Meanwhile, attention is also directed at Bishan, where URA intends to utilize vacant plots around the Junction 8 mall and Bishan Bus Interchange for new office spaces. This initiative not only focuses on workspaces but also integrates shops and public amenities to foster community interaction. There are plans for more open public spaces and plazas, including one at the current site of Bishan Bus Interchange. URA envisions this area as being car-lite, promoting pedestrian-friendly streets that encourage public transport usage.
Market Concerns
However, not everyone is convinced about the demand for these new office spaces. Nicholas Mak, the chief research officer at Mogul.sg, expressed concerns, noting that the ongoing shift towards remote work might dampen interest in new office developments, particularly in residential zones like Bishan. Many larger companies still opt for locations in traditional central business districts (CBDs) where networking opportunities are more abundant.
Seletar Industrial Park
In a complementary initiative, URA is also planning a new industrial park in Seletar, targeting high-value industries such as wafer fabrication. This park, covering approximately 3.4 square kilometers, is expected to support the booming high-tech sector and will be developed with careful consideration of the surrounding environment, including heritage sites like the former British Royal Air Force station.
Broader Decentralization Strategy
These developments are part of Singapore's broader decentralization strategy initiated in the early 1990s, which aims to create economic hubs outside of the CBD and bring jobs closer to residential areas. URA is also exploring future projects, including the Changi East Urban District—an ambitious 'airport city' next to Changi Airport, which will see mixed-use developments benefitting from proximity to the airport.

At the exhibition's launch, Senior Minister of State for National Development Tan Kiat How emphasized the importance of Singapore's downtown as a core financial hub while also highlighting the government’s commitment to evolving it into a multi-purpose destination. URA is currently reviewing its initiatives to rejuvenate central areas and explore new policies to blend residential, recreational, and commercial spaces in future developments.
