Moosomin, Saskatchewan – A New Initiative to Tackle Housing Shortage

In an enthusiastic response to a pressing housing crisis, the southeastern town of Moosomin is realizing the benefits of its bold initiative to offer $30,000 cheques for new home construction. Since launching the program in August, the community, which is about 230 kilometres east of Regina, has witnessed a surge in construction activity aimed at addressing a critical shortage of housing.

Significant Interest and Development

According to Casey McCormac, Moosomin's economic development officer, the program has ignited significant interest, leading to the development of essential housing structures including two 12-unit apartment complexes and a six-unit building. Additionally, there are building permits issued for two single-family homes and a basement suite. "It’s really cool to see this level of engagement," McCormac expressed, underscoring the town's urgent need for housing solutions.

Federal Support Fuels Initiative

The town’s initiative is bolstered by $1 million from the federal government's housing accelerator fund, which allows Moosomin to provide substantial financial support to builders. The program offers $30,000 for the first new unit constructed and an additional $8,000 for each subsequent unit on the same property. Builders receive these funds as soon as their occupancy permits are approved.

Meeting Housing Demands

McCormac noted that the federal funding's flexibility paved the way for this innovative approach to stimulate local development. "We believed this would be a strong incentive, and it certainly caught attention," she asserted. With initial goals set to fund three units, the town has already secured building permits for an impressive 33 units.

Competitive Market and Growing Population

In a region like Moosomin, where the population hovers around 2,600, the housing market has become incredibly competitive, with homes often sold within days of listing. With limited rental options available, the need for new housing has never been more urgent. Moosomin serves as a regional hub, equipped with a hospital and various services, which makes it an attractive place for potential residents.

Inducing Relocation to Moosomin

"What we’re seeing is that more and more individuals are keen to relocate to smaller towns, whether it’s due to lower living costs or burgeoning job opportunities," McCormac explained. A nearby potash mine operated by Nutrien Ltd. contributes significantly to the local economy, providing employment for many. "Moosomin is just a 25-minute drive from the Rocanville potash mine, which is a major employer in our community."

Future Plans for Housing Development

Looking ahead, McCormac indicated that the town would definitely consider utilizing the program again in the future. There are still 10 additional housing units eligible for funding, underscoring an ongoing need for expanded living spaces in the area.

"We desperately need more housing," McCormac stated passionately. "Our council is actively discussing potential additional incentives for residential developments—while it may not be the same $30,000 amount, the need is real, and we are committed to finding ways to support housing expansion."
