According to Executive Director Bill Stirling, this trend ignited during the pandemic when properties were vanishing in mere hours, leaving frustrated buyers scrambling to keep up.

The Rise of the 'Bully Offer'

The situation became dire as sellers adopted a strategy to consider offers only days after listing their homes—only to be blindsided by 'bully offers' that snatched properties out from under other buyers. In response, the Association implemented new guidelines aimed at leveling the playing field.

"Now, buyers are given two to three days to view properties before offers are due," Stirling explained. This crucial change alleviates pressure and gives prospective homeowners a fighting chance.

Home Inspections? What Home Inspections?

In this cutthroat environment, some buyers are opting to skip home inspections altogether, driven by the desperation to secure a deal. Stirling, however, advocates for the importance of inspections.

"It’s vital to consider whether to make a sale conditional on the inspection results," he advised. "Consult with your realtor; it varies depending on the property you’re looking to purchase." He emphasizes that conducting an inspection—even post-sale—can provide invaluable insight into a home’s condition, arming buyers with a list of projects to tackle.
